our homestead, baby update, ckicken korma anyone?

oh arggghhh!  I posted this already once today, and do not know if I have the energy to do it again, at least not to do it justice.
Our homestead.  I think we found it.  it has 12 acres, and the house sits inside the acreage, not road-front, which is nice.  in fact it is a gravel road off the state highway, and there are neighbors whose driveways come off it; our driveway would be some 200-300 feet off that road to the house.  the house that was built for me.  I swear it!  windows all along the south and east sides of the house - sides that look down the hillside into the valley - no neighbors, and no curtains!      there is also a wrap-around deck on those 2 sides and a pulley clothesline off the deck.  the southeast corner of  the house has a "turret" that goes all three floors with 5 huge windows! lovely kitchen with lots of cupboards and drawers (my current has 4 drawers!) and even one of those pan racks that hang from the ceiling.  the main floor has what I have already started to name: the music/sitting room, the living room, the school corner (turret), the kitchen/dining area, dh's office, a laundry/1/2 bath/mudroom to the garage - which is a wide 2 car, and extra deep - will be putting my deep freezer in there.
the top floor has two bedrooms, a full bath, seperated into the sink area and the toilet/bath area, and the master suite - which includes the top of the turret (this one has blinds - to keep out the glaring morning sun, not neighboring eyes!) a HUGE walk-in closet (maybe a nursery?- it is big enough!) and an extremely large master bath.  oh, and a private deck from which I can see the majority of the 12 acres (this is a desert state - no big forests to hide my children from view!)
downstairs is not finished - mostly all it needs is a bit of mudding, paint and floor treatments.  it has 2 bedrooms, a bath (plumbed, not finished), a food storage room - he has left the cement walls and no vents for heating/cooling, a large room for toys and playing with Thomas trains, and the bottom of the turret room - which is just begging for benchs under the windows and bookshelves lining the walls.
Outside he has already fenced in a section for goats!  and has a small grassy area - with a  firepit where I can practice my dutch oven cooking for summer months, not much to mow    and it has a sprinkler system already.  the xeriscaping at the front of the house has a dripline, and is native plants, so not much to do there; and he planted a snow/wind break of trees about 3 years ago and they have all taken, so in about 5-7 years, there will be a nice line of trees behind the house running on the north boundry of the property.  Mom suggested that I extend that line of trees all around the property line; not a fence, but a border.  not a bad idea.  there is a vegetable garden, but he said it is hard to harvest anything because of the grasshoppers - Bug caught 2 in as many minutes.  Do chickens eat those?   ducks do, but I think it is too dry to have ducks up there.
it is more expensive than we wanted to pay.  if we stay here, we will be out of debt next year, but it will be another 4 years before we can escape the burb living.  and we want out now, we have a chance, and I think it will be more benificial to the kids NOW instead of in 4 years, kwim?  this house will backwards that: we will escape the burb living but have a mortgage for another 4 years.  we think it is worth it.  the other thing: all the houses in our price range with animals allowed needed a LOT of work, and we are not fix-it-yourself-ers.  by the time we managed to get everything into working order, we would have spent about the same amount for a lot less.
so we made an offer.  I don't think he is going to accept it, but at least then we know where he stands and we can negotiate from there.  my dh is pretty committed to buying it.
oh, did I mention it has its own well!  no more being dependant on city water for us!  no worries about additives ("for the good of your health!") or contamination or monthly bills!  The water rights to that transfer with the property and are allowed for a family and "6 head of livestock," whatever that means!  There is a formula that equates so many chicken to one "head" so we need to figure that out.  and the roof is, to my completely ignorant brain, perfect for solar panels.... so hopefully we could do that in the coming years!

oh, baby update, I know the ticker claims 12 days... I deliver late, and my midwife is not expecting the baby until the 14-17th, so don't hold your breath on that!

This place sounds so good I'd like to move in with you! So get painting on your old place. Four years of mortgage doesn't sound so bad for a place like that. Hugs & prayers for your negotiations - and upcoming MOVE & the expected birth. Enjoy these last few weeks before the craziness (and wonder) of the new baby. -Chris

I am so thankful that you found a place you like, I'll be praying it works out $$$!! I love watching a hen chase a grasshopper, it makes me smile, if not outright laugh. :) What a dream house. Wow.
Four years? Yes, I guess I'd trade that for what you're describing.

It sounds like a dream come true! A mortgage for another four years is not a bad prognosis at all, if you ask me. Four years is no time and will be over before you know it.

....our midwife "requests" $1500 from those without insurance, and $3000 if you do, but she doesn't want you to pay out of pocket. As we have insurance, we never actually paid anything. If I think about it, my birth kit was $40, so actually, we might be pushing the cost of the doll, lol! :)
